This position reports to

Site Lead Manager

Your role and responsibilities

We are looking for a dedicated professional to manage develop and oversee ABB facility assets and procedures located in Genova.
This involves the entire facilities management, planning, co-ordination, maintenance and associated operations involving the real estate structures, equipment and grounds owned or leased by ABB, overseeing operations and compliance with company policies and procedures and with local codes and regulation.
Responsible for facilities, resources and associated activities required by the organization. Will manage and coordinate operating expenses including repair and maintenance services, cleaning services, security services, utility expenses, energy costs, and common area(s) maintenance, developing and implementing measures to achieve cost-effective improvements in real estate assets to support operations, increase business satisfaction and ensure compliance with all policies and regulations.

You will be mainly accountable for:
  • Acting as interface function between the company and the owners, also taking part to the related contractual aspects, serving as technical consultant, advisor and spokesperson for organization on highly significant matters that influence focus and direction of the real estate operations; you will negotiate such matters as costs, design features and schedule with suppliers and contractors and business partners; and in general you will develop and periodically review the investment budget and occupancy costs.
  • Participating in developing the strategic plans and play a key role in developing the facilities objectives, also recommending, developing and assisting in implementation of Sustainability projects concerning Efficiency, Energy and Waste management, infrastructure for Electrical Vehicles and Mobility, managing relations with Borough and local authorities, with all certification bodies in the audit phase (DNV..), and interfacing internal roles such as Site HSE manager, URI systems manager
  • Managing such matters as space and equipment utilization, workflow and unique requirements related to specific business partner needs. Prepare layout of workspaces for maximum effectiveness
  • Managing administrative practices such as tax payments (taxes, fees, etc.), service and utilities invoices check and approval, approval of works relating to new projects requested by the Divisions or directly by the Lead Manager; in this task you will be utilizing ERP, SW and apps for various management and office procedural purposes to perform calculations, conduct basic analysis and provide related data and information.
  • Analyzing nature and scope of routine problems and resolve or provide information for resolution, and maintain detailed records and logs
  • Managing emergencies and any Public Assistance/ Security interventions, work permits for all companies responsible for internal company activities and supervise all building and human services activities and all security and surveillance activities (SKP Samar), as well as activities related to vending machines.

Qualifications for the role

  • Bachelor’s degree in engineering or architecture, or related field and 5+ years of professional experience
  • You are highly skilled in facility management (at least 5 years) and you are qualified in Italian laws with reference to building code, safety and environmental issues
  • Ability to demonstrate your experience in people management (at least 2 years).
  • You are qualified in the financial aspects of projects, facility management and occupancy costs
  • Advanced skills in assessing construction systems, building design, space and cost efficiency
  • Possess an enhanced knowledge of MS Office and AutoCad or similar.
  • You are passionate about project management, negotiation, analytical and organization aspects. Strong interpersonal and written communication skills needed to interact with architects, vendors, developers, commercial brokers, contractors and others
