As an Operation Construction Manager, you would be part of a team that strives to provide best in class service to customers in our 1.8 million square meters of industrial buildings in the Italian market. Our customer base is diverse and we’re looking for someone who enjoys working with the biggest names in e-commerce logistics and warehouse operations. With an emphasis on customer service and quality buildings, we have the best of both worlds – a local office, with the support and sophistication of a large international company. This role reports primarliy to the Operation Construction Manager Lead and has a secondary reporting line to the Asset Manager Lead Director (RECX Manager Lead Director).
Aspects such as sustainability and decarbonization also play a crucial role, as EU regulations push towards energy transition with clear Net Zero targets. Considering this highly competitive environment and potential environmental obsolescence, we need to act proactively, ‘Ahead of what’s next,’ by strengthening our differentiators.
Prologis continues evolving in pursuit of excellence placing value creation alongside our customers at the core of all our decisions. This role will be part of the Asset Management Team with the objective to optimize the returns for each of our assets with two areas of focus: Customer Retention and Portfolio Resiliency.
What’s needed in order to do that:
- Mandatory attributes for this role: at least 5 years of experience in Construction Management, full understanding of technical legislation, highly skilled in communicating with Customers and Suppliers;
- Technical and regulation background with extensive understanding of property needs i.e. day to day technical problem solving and by applicable laws, technical assessment and budgeting, insurance claims, tenders, supplier contract negotiations and cost optimizations;
- Teamwork and collaboration with the whole team and other business lines and departments is crucial;
- Develop and maintain positive and long-term relationships with customers and vendors alike;
- Be responsive to customer needs and requests in a timely manner. Organization and prioritization skills.
- Must be able to coordinate capex works with tenants and suppliers, prioritizing the tenants’ needs;
- Report safety issues immediately and recommend solutions to customers, suppliers, or Asset Management Team;
- Assist in inspecting, monitoring and documenting all work being performed by external contractors and by our customers;
- Be able to forecast budgets including the assessment of future works with special focus on value-enhancing asset projects;
- In partnership with the Asset Management Team, must be able to identify additional revenue opportunities by demonstrating an expert understanding of Prologis value-added products and services to align them to customer needs;
- Provide support to the Procurement team to negotiate pricing for materials, services, and capital projects;
- Support the CET as it’s subject matter expert on construction and construction related activities
- Provide updates and feedback on planned and in-progress projects
- Work with the leasing teams on establishing budgets for tenant and market ready improvement projects
- Plan internal and external resources as required to coordinate and monitor the construction process including:
- Hire and manage design professionals, consultants, contractors, and vendors
- Develop schedules and provide conceptual and pre-construction estimates
- Obtain competitive bids and conduct bid analysis, where required (Select GC program may pre-empt bidding requirement) on Make Ready, Tenant and Capital Improvement projects
- Work closely with construction procurement to leverage pricing support
- Manage the procurement of permits and all necessary governmental approvals
- Promote a culture of safety and ensure customer satisfaction on every project
- Provide detailed project cost tracking for both hard and soft costs
- Support Essentials and Energy team through local oversight of the projects and execution of work to ensure quality delivery of projects and high customer satisfaction.
- Identify opportunities to upgrade and maximize the value of existing real estate portfolio via building enhancements such as façade renovations, building function, parking improvements, etc.

- Bachelor's degree in Construction Management, Architecture, or Engineering (Civil or Structural); or applicable and equivalent experience in the Construction Management field, Industrial Real Estate;
- Minimum of 5 years in skilled capex work coordination; experience in commercial real estate industry preferred;
- Knowledge and experience: tenders, costs optimization, plumbing, electrical, heating/cooling (HVAC) systems, fire protection, roofing, energy efficiency and ESG;
- Project management experience with a commercial general contractor, real estate owner, and/or the owner’s representative preferred.
- Aptitude for construction management, tenant improvement implementation or related educational background suitable for learning the trade.
- Experience or aptitude in Property Improvements, Roofing, Construction, Tenant Improvements and Renovations
- Proficient with or ability to quickly learn new technologies (i.e. Excel, MS Project, Google Earth, ACAD viewer, Bluebeam, and Smartsheet);
- Availability to travel around Italy and in the EU when needed;
- Demonstrated ability to manage multiple projects and tasks on a daily basis;
- Ability to work independently;
- Excellent customer service and interpersonal skills;
- Proven ability to communicate effectively with customers, peers, management, contractors and vendors;
- Requires a valid European driver’s license, good driving record and the ability to travel to multiple properties;
- As business dictates, able to work extended/flexible hours;
- Fluent Italian and good command of English.
